Preface
This book is intended to provide a basic reference source for use by home builders who want to use tools, techniques, and methods from various disciplines that are
applicable to continuous improvement of builders’ production schedule, quality, customer satisfaction, cost, and safety.

When this book was begun, home builders were truly enjoying the fruits of their labors; a multi-year streak of record-breaking new home sales and profits (2003–2005). However, as the book approaches completion and the time has arrived when the manuscript is being sent to our publisher, the streak is long gone, almost forgotten, and the residential construction industry is experiencing one really painful year after another (2007–2009). Now, as this book goes to press, American home builders are just beginning to sense that sales activity in the residential market is starting to come alive again.

The coming together of this resurgence in home sales and the publication of this book couldn’t have been better timed. It’s not enough to simply survive the housing collapse; in order to compete and flourish in the recovery years given the new economic paradigm, pricing, and customer expectations, it is vital for serious homebuilders to maximize their use of those tools that will reduce their cycle times and defect rates as well as their operational and administrative costs and, simultaneously, increase their returns on investment. There is no better way to take advantage of today’s situation than working leaner and faster, with greater quality and customer satisfaction levels, with lower costs and accident rates, in order to come out swinging and obtain your piece of the post-recession pie.

This book provides home builders, no matter how large or small, with not only complete descriptions of the tools and techniques, but also examples of their applications in language that is easy to understand. The tools and techniques of continuous improvement can be applied to any critical process in every important aspect of the business (i.e., schedule, quality, customer satisfaction, cost, and safety), and are virtually guaranteed to help serious builders to turn it around.
